What Is Polished Concrete?

Polished concrete is a multi-step mechanical process where the concrete slab is ground progressively from a coarse grit to a fine grit using diamond tooling, producing a smooth, glossy surface. The final result is the concrete itself, densified and polished, not a coating over concrete.

The polish levels are graded:

  • Level 1 (Flat/Matte): Minimal gloss, open texture, usually ground to 200 grit
  • Level 2 (Low Sheen): Slight reflection, ground to 400 grit
  • Level 3 (Semi-Gloss): Clear reflections, ground to 800 grit
  • Level 4 (High Gloss): Mirror-like, distinct reflections, ground to 1,500-3,000 grit

For home garages on the Central Coast, Level 2 or Level 3 is the most common choice, enough sheen to look great without being a slipping hazard or showing every footprint.


What Is Epoxy Garage Floor Coating?

Epoxy is a two-component coating (resin + hardener) applied over the prepared concrete surface. It cures to a hard, chemically resistant film. The standard residential garage system is:

  1. Diamond grind the concrete to CSP 2-3
  2. Apply an epoxy primer
  3. Broadcast coloured flakes (optional) into wet epoxy base coat

Durability and the Central Coast Climate

Both systems perform well on the Central Coast, but the coastal salt-air environment and humidity create specific considerations:

Polished concrete: The densification step fills the concrete pores, significantly reducing salt ingress. On coastal properties, applying a penetrating sealant over the polished surface is recommended, it maintains the polished look while adding chloride resistance.

Epoxy: The coating creates a physical barrier over the concrete, which also protects against chloride ingress. The weak point is the edges of the coating, where the coating terminates, moisture and salt can get under the system if the edge detail is poor. Quality applicators terminate the coating at the wall line with a proper detail.

Both systems are subject to accelerated degradation if the garage is not air-tight and coastal breezes regularly reach the floor surface. Open-plan garages with direct ocean views are the most challenging environments.


Slab Condition Requirements

Polished concrete: The polished surface is the concrete itself, so any imperfections in the slab, aggregate pull-out, pitting, crack fills, will be visible in the finished surface, especially at higher gloss levels. This is not necessarily a problem, many people like the imperfections as part of a natural aesthetic, but it means polished concrete doesn’t “hide” a poor slab the way coatings can.

Epoxy: The coating system, especially with a coloured flake broadcast, hides a multitude of surface sins. Minor pitting, aggregate variation, and colour inconsistency all disappear under a well-applied flake epoxy system. Cracks need to be repaired before coating but are much less visible in the final result than in polished concrete.

If your garage floor has significant surface imperfections, epoxy is the more forgiving choice.


Moisture, The Critical Consideration

Both systems have moisture requirements, but epoxy is particularly sensitive. If the concrete slab has significant moisture vapour emission, common in garages with no vapour barrier, particularly in the Central Coast’s humid climate, epoxy will delaminate.

Before any coating application, conduct a calcium chloride test or RH probe test. If the MVER exceeds 3 kg/m²/24hr or RH exceeds 75% at the appropriate depth, standard epoxy is not appropriate. Options include:

  • Moisture-tolerant epoxy primer (specifically formulated for high-moisture substrates)
  • Polyurethane cementitious coating (inherently moisture-tolerant)
  • Dehumidification of the garage and re-testing

Polished concrete is less sensitive to moisture vapour because it doesn’t rely on coating adhesion, the surface is mechanically ground.

Frequently Asked Questions

Can polished concrete and epoxy be done in the same garage? Yes, in some designs, the main garage area is done in polished concrete (for the showroom look) and a workshop bay or work zone is done in epoxy flakes (for chemical resistance). The transition between the two areas is handled with a threshold strip or a change in zone.

Is polished concrete slippery when wet? At high gloss (Level 3-4), polished concrete is noticeably more slippery when wet than epoxy with flake aggregate. For garages where wet cars are driven in (which is most garages during rain), a Level 2 polish or a non-slip sealant applied over the polished surface is recommended.

My Gosford garage slab is 30 years old and in average condition, which is better? For older slabs with surface imperfections, epoxy is the more practical choice. The preparation process fills and levels minor surface issues, and the coating hides them. Polished concrete on an imperfect slab requires additional work (filling, patching, multiple grinding stages) before a good result is achieved, increasing the cost toward polished concrete’s higher end.
