Efflorescence on Driveways: Cause and Treatment

White chalky patches, streaks, or powdery deposits on a concrete driveway or wall are one of the most common calls we receive on the Central Coast. The condition is called efflorescence, a mineral salt deposit that forms on the surface of concrete and masonry when water migrates through the material, dissolves soluble salts, and deposits them as the water evaporates. Understanding why it happens is key to treating it correctly, because the wrong treatment not only fails to fix the problem, it can make sealing and resurfacing fail.

Efflorescence is not a structural defect, it’s a water movement and salt migration phenomenon. It can be removed with diluted acid washing or specialised efflorescence cleaners. The underlying cause (water movement through the slab) needs to be assessed because if it’s ongoing, efflorescence will return after treatment and can prevent sealers and overlays from bonding correctly. In the Central Coast’s coastal environment, salt air adds additional mineral deposits that compound the issue.

What Is Efflorescence?

Concrete contains soluble calcium compounds, primarily calcium hydroxide, that can be mobilised by water. When water moves through concrete (from rain, rising damp, or groundwater), it dissolves these compounds. When the water reaches the surface and evaporates, it deposits the dissolved minerals as a white or grey crystalline powder. This is primary efflorescence.

Secondary efflorescence occurs when atmospheric carbon dioxide reacts with calcium hydroxide in the concrete to form calcium carbonate, a more persistent white deposit that’s harder to remove than primary efflorescence.

In coastal Central Coast areas, Woy Woy, Ettalong Beach, Gosford beachfront, airborne salt (sodium chloride) also deposits on concrete surfaces and can combine with calcium compounds in the concrete to create more complex mineral staining.

Common Causes on the Central Coast

New Concrete (First 12 Months)

Efflorescence is extremely common in newly poured concrete, including the new estate driveways of Woongarrah, Wadalba, and Hamlyn Terrace. New concrete contains a higher concentration of soluble calcium compounds, and as the slab goes through its first wet-dry cycles, it’s normal to see white patches appear. This type of efflorescence typically reduces and stops within the first 12-18 months as the concrete stabilises.

New concrete should not be sealed before efflorescence has fully cleared, sealing over active efflorescence traps the salts and can cause the sealer to bubble and fail.

Poor Drainage or Waterproofing

Water that doesn’t drain away from the slab edges, or infiltrates from below through a poorly drained sub-base, is the primary cause of persistent efflorescence. Fixing the drainage or improving sub-base waterproofing is the only long-term solution.

Damaged or Absent Sealer

Sealers that have degraded or were never applied allow more water ingress into the concrete, increasing salt mobilisation. In the coastal environment, UV degradation of sealers is a persistent issue, and every time the sealer fails, efflorescence risk increases.

Water Features and Pool Chemistry

Concrete near pools and water features is exposed to higher moisture loads and pool chemicals that can increase mineral migration. Pool water splash zones and spa areas are common efflorescence sites.

How to Remove Efflorescence

Step 1: Dry Brush

Before any water is applied, use a stiff bristle brush to remove as much of the dry efflorescence powder as possible. Dry removal is more effective than wetting the surface first, water re-dissolves the salts and spreads them.

Step 2: Chemical Treatment

Diluted hydrochloric acid (muriatic acid): A 1:10 dilution (1 part acid to 10 parts water) applied to the affected area, allowed to dwell for 2-5 minutes (watch for fizzing reaction, this is the acid dissolving the calcium carbonate), then thoroughly rinsed with clean water. Always neutralise with a baking soda and water wash after acid treatment.

Proprietary efflorescence cleaners: Available from concrete supply stores, these are typically phosphoric acid or citric acid-based and are less aggressive and easier to use safely than hydrochloric acid. Appropriate for residential DIY applications.

Important: Never apply acid to wet concrete or in hot weather, the reaction is too fast to control. Always work in the early morning in moderate temperatures.

Step 3: Final Rinse

Thorough rinsing after treatment is critical. Any acid or dissolved salts left on the surface will interfere with sealer adhesion.

Step 4: Assess and Allow to Dry

After cleaning, assess whether the efflorescence was primary (surface-only, clean after one treatment) or secondary (calcium carbonate, may need multiple treatments). Allow the surface to dry completely, at least 48-72 hours in the Central Coast climate, before sealing.

When to Treat Before Resurfacing

Efflorescence must be treated before any overlay or sealer application. Sealing over active efflorescence:

  • Traps moisture and salts under the coating
  • Causes blistering and delamination within months
  • Doesn’t resolve the underlying moisture movement

If efflorescence is active (fresh white deposits forming within days of removal), the underlying cause, drainage, waterproofing, moisture source, must be identified and addressed before resurfacing. Applying an overlay over active moisture movement will fail.

If efflorescence was a historical issue that has now stopped (common in slabs over 5 years old that have stabilised), acid cleaning and thorough drying before resurfacing is usually sufficient.

Prevention After Treatment

  • Apply a penetrating silane-siloxane sealer after efflorescence treatment. These penetrating sealers reduce water ingress into the concrete, which reduces the salt mobilisation cycle.
  • Maintain drainage away from the slab, ensure garden beds, paths, and downpipes direct water away from the concrete.
  • Inspect and reseal every 3-5 years on the Central Coast. A well-maintained sealer is the primary protection against efflorescence recurrence.

FAQs

Is efflorescence a sign my concrete is defective?

Not necessarily. Primary efflorescence in new concrete is normal. Persistent or recurring efflorescence indicates a moisture issue that should be investigated, but it doesn’t mean the concrete itself is structurally defective.

Can I paint over efflorescence?

No, paint over efflorescence will blister and peel. Treat and eliminate the efflorescence before applying any coating.

My pebblecrete pool surround has white patches, is that efflorescence?

Quite possibly. Pool areas are exposed to constant moisture cycling, and the sealer on pebblecrete degrades over time. White patches could be efflorescence, calcium scale from pool water evaporation, or both. An acid treatment test on a small area will clarify, if the white patches fizz when acid is applied, they’re calcium-based (efflorescence or calcium scale).

How long does efflorescence take to stop on new concrete?

Typically 12-24 months for new residential concrete in the Central Coast climate. In coastal areas with high ambient humidity, the stabilisation period can be longer. Don’t seal new concrete until efflorescence has stopped appearing between rainy periods.
