Most stained driveways on the Central Coast don’t need to be replaced, they need the right treatment. But the right treatment depends entirely on what type of stain you’re dealing with. The worst outcome is using the wrong product on a stain, some approaches set the stain permanently or damage the concrete surface, making restoration harder than if nothing had been done.

Understanding Concrete Staining, Why Concrete Stains So Easily
Concrete is porous. Unless sealed with a quality impregnating sealer, liquid contaminants wick into the concrete matrix within minutes. Once inside the pores, staining agents react with cement paste and aggregate, some forming insoluble compounds that cannot be removed from outside the pore without mechanical intervention (grinding).
The depth of penetration varies:
- Fresh oil spill on dry concrete: May penetrate 5-20 mm within hours
- Standing rust (from a metal item left in contact): Usually 1-5 mm
- Biological growth (algae, moss): Surface only, organisms don’t penetrate the concrete but leave organic residue
- Tannin stains (from leaves, mulch): Usually 2-10 mm
- Efflorescence (mineral salts): Surface deposit, not penetration
The key variable: the longer a stain has been in the concrete, and the deeper it penetrates, the harder it is to remove by cleaning alone.
Stain Type 1: Oil and Petroleum Products
Oil stains, from vehicle drips, mechanical work, fuel spills, and hydraulic fluid, are the most common driveway stains on the Central Coast.
Fresh oil (less than 24 hours): Apply an absorbent material (kitty litter, sawdust, dry cement) immediately to draw the oil out before it sets. Remove the absorbent, then treat with a concentrated liquid degreaser and scrub with a stiff brush. Hot-water pressure wash thoroughly. Success rate: very high.
Old oil stains (weeks to years): Hot water alone will not remove set oil. Require:
- Apply alkaline degreaser (caustic-based commercial product), allow dwell time of 30-60 minutes
- Agitate with stiff deck brush
- Hot water pressure wash (3,000+ PSI)
- Repeat 2-3 times as needed
- For deep-set stains: apply a poultice (dry absorbent material mixed with solvent) and allow 24 hours to draw out the oil
Success rate: moderate to good for surface staining; poor for stains penetrating beyond 15 mm.
When cleaning fails: Diamond grinding removes the top 1-3 mm of concrete, exposing fresh, uncontaminated concrete beneath. This is reliable for oil stains that haven’t penetrated deeply. If oil has penetrated 10-20 mm (common with standing oil over months or years), even grinding may not fully remove the stain. In this case, resurfacing with a polymer overlay over the ground surface, after applying a moisture- and oil-blocking epoxy primer, is the standard professional approach.
Stain Type 2: Rust Stains
Rust stains come from:
- Steel furniture left in contact with wet concrete
- Reinforcing steel corroding within the slab (showing at surface cracks)
- Metal objects (tools, BBQ, pot plant stands) left standing
- Fertiliser containing iron
Characteristic appearance: Orange-brown staining radiating from the contact point. Often follows the shape of the metal item.
Effective treatment: Oxalic acid-based rust removers (available at hardware stores) are the most effective DIY treatment. Apply the solution, allow to dwell, scrub, and rinse. Multiple applications are often needed. Phosphoric acid-based products also work.
What doesn’t work: Bleach, general-purpose concrete cleaners, and pressure washing alone do not remove rust stains, they shift the colour slightly at best.
Limitation: Very old or deep rust staining from corroding reinforcement cannot be effectively cleaned because the rust source is inside the concrete. Stain removal from above is temporary, the rust will continue to bleed through. This requires structural repair (exposing and treating the corroded steel) before the appearance can be permanently resolved.
Stain Type 3: Biological Staining, Algae, Moss, and Lichen
Biological growth is nearly universal on Central Coast driveways that face south or sit under tree canopy. The warm, humid climate creates ideal growing conditions.
Appearance: Green (algae), dark green-black (moss), grey-green crusty growth (lichen)
Effective treatment:
- Sodium hypochlorite (bleach) solution, 3-5% dilution. Apply, allow 15-30 minute dwell, scrub, pressure wash
- Sodium percarbonate (oxygen bleach), more environmentally friendly, effective for moderate growth
- Commercial concrete biocide, concentrated products that kill and inhibit regrowth
What doesn’t work: Pressure washing alone removes the visible growth but leaves the spores in the concrete. Regrowth occurs within one wet season. Must use a biocidal treatment, not just mechanical cleaning.
Long-term solution: After cleaning and treating, apply a penetrating sealer or anti-algal sealer. This significantly slows regrowth by reducing the moisture and organic matter the organisms need to establish.
Stain Type 4: Tannin and Organic Staining
Leaf staining (tannin), mulch staining (tannins and humic acids), and fruit/berry staining are common in Central Coast gardens with established trees. Jacaranda, camphor laurel, fig, and bottlebrush are particularly prolific stainers.
Characteristic appearance: Brown to dark grey irregular staining following the pattern of leaf fall or mulch bed overlap.
Effective treatment:
- Hydrogen peroxide (3-6% solution) applied to damp concrete, allowed to dwell 30-60 minutes
- Sodium percarbonate (dry oxygen bleach dissolved in water)
- Commercial tannin removers
Limitations: Very old tannin stains (years of accumulation) may have reached significant depth. Surface treatment removes surface staining but the concrete beneath remains discoloured. Diamond grinding or resurfacing may be required for old, severe tannin damage.
Prevention: Sweep leaves immediately rather than allowing them to sit wet on the concrete. Annual pressure washing in autumn (after the leaf fall season) prevents accumulation.
Stain Type 5: Efflorescence (White Mineral Staining)
Efflorescence is the white chalky deposit that forms when water migrates through concrete and evaporates at the surface, depositing dissolved calcium salts. Common on the Central Coast’s older driveways.
Effective treatment:
- Diluted hydrochloric (muriatic) acid solution, the most effective treatment. Apply carefully following safety instructions (dilute 1:10 in water, work with ventilation, neutralise with sodium bicarbonate)
- Phosphoric acid-based efflorescence removers (less aggressive than HCl)

What doesn’t work: Standard cleaners, bleach, and pressure washing don’t dissolve calcium deposits.
Limitation: If efflorescence is recurring quickly, returning within weeks of treatment, the source of water migration needs to be addressed. Efflorescence treatment is pointless without addressing underlying moisture.
Stain Type 6: Chemical and Accidental Staining
This category covers: paint spills, fertiliser staining, pool chemical splash, battery acid, concrete sealers that have gone wrong, and other specific incidents.
Paint: If fresh, remove immediately with appropriate solvent. Dried paint requires careful chemical stripping (water-based or oil-based approach differs) followed by grinding. Large paint spills that have cured into the concrete typically require grinding.
Pool chemical bleaching: Chlorinated pool water splash creates bleached patches in the area around pool filtration equipment and pool edge. These are permanent, the concrete colour has been chemically altered. Grinding back and overlaying with a uniform colour is the only effective restoration.
Battery acid: Hydrochloric acid (from car batteries) etches concrete, creating a pitted, rough patch. The etching itself is the damage, cleaning it doesn’t reverse the pitting. Grinding to level and overlaying is the repair.
When to Resurface Rather Than Clean
Cleaning and chemical treatment are appropriate when:
- The stain is recent (hours to weeks old)
- The stain type responds to known treatment
- The concrete surface beneath the stain is sound
Resurfacing is the better solution when:
- Multiple stain types are present across the driveway
- The concrete surface itself is pitted, rough, or damaged alongside the staining
- Stains are old (years) and deeply penetrated
- The driveway needs updating for aesthetic reasons anyway

Can I use a high-pressure water blaster to remove stains? Pressure washing is excellent for removing surface contamination, algae, and loose material. It doesn’t penetrate deep enough to remove most absorbed stains (oil, rust, tannin). Use pressure washing as the first step, then apply appropriate chemical treatment.
A car has been leaking oil on my driveway for 10 years, can this be cleaned? A decade of oil dripping means the oil has likely penetrated 20-30 mm into the concrete directly under the parking spot. Surface cleaning will reduce the appearance but won’t fully remove the stain.
